Differences in use, location and degree of specialisation have a direct impact on marketability, alternative-use potential and exit risks.
“The use generates the income. The alternative limits the risk,” Kazyska summarizes. Defence Properties currently remain a niche segment. The extent to which they develop into a distinct asset class will depend, in particular, on whether a sufficiently broad transaction market with comparable income and risk characteristics emerges.
